6 UPPER HUTT LEADER, MAY 25, 2011 NEWS 3735503 Talking Real Estate with Steve Slicker Hi folks, Today I'm writing about a particular topic that most of my vendors have heard before, the reason why it's better to trade up in a deflated market. Many homeowners look at the market and think they have missed the best time to sell their home. They think that it's sma rt to wait until the market 'picks up' before they get that extra bedroom or the r umpus room they now need for their growing family. Is this really good thinking? Many homeowners forget what is taking place when they trade up. They fail to take into account that buying a home more expensive than the one they a re selling gives them an opportunity to make money on the transaction. If the reason they think it's 'not a good time to sell' is because they 'will not get a good enough price' for their home, then the logical next step is to realise that if the market prevents them from getting the price they want, it will also affect the sellers of the property they are trading up to -- with a net gain to the person who is trading up. If you are selling a house for $300,000 that you feel should be worth $330,000 and buying one for $400,000 in the same market, then the same would apply to the owners of that home; the more expensive home (working on the same percentage of 10%), should have achieved $440,000. In net figures, the person who is trading up stands to gain $10,000. In fact, there are other advantages to trading up in a buyers' market. Because prices are stable and properties often take longer to sell, once vendors have sold their original property there is no rush to buy. They can take their time choosing and negotiating their next purchase without having to watch the gap between the price they got for their original property and the price they have to pay for their next one increasing at an alar ming rate. Chip Group chair- person Glenda Gourley says this year's competition has changed, with chip shops themselves need- ing to be good enough to enter. Shops that are registered for the competition must have com- pleted all nine online training modules which are aimed at improving the nutritional quality of hot chips.'' The guidelines cover chip size, oil temperature, cooking/ deep-frying, basket drain- age, oil maintenance, filter- ing and cleaning, salt, frying oils and chip portion size. Ms Gourley says the com- petition is about raising standards and ensuring consumers get better quality chips. When a potato leaves the pad- dock they are virtually fat free and when it leaves a food process- ing company in the form of chips, it typically has 3 to 4 per cent fat,'' Ms Gourley says. The Chip Group's goal is to help shops to cook chips in the best way possible so that the fat content is nine per cent or less,'' she says. As with previous years, a combination of public text voting, mystery judging and chip fat analysis will determine the grand national winner, plus regional winners and finalists. Public text voting runs from July 1 to July 31, with mystery judging taking place in August and the overall winner being announced in October. Cougar kea has young newcomer in her sights Lovebirds: The new male kea, left, is already a hit with Staglands' resident cougar kea. Staglands Wildlife Reserve has welcomed a new kea, all the way from Totara Springs in Mata- mata and he is already a hit with the resident cougar kea. The fourth kea at Staglands, he is a young stud compared with his older male companions and his youthful charms won over the lone female as soon as he was released into the aviary. We were a bit concerned about how the two males would react to having a new male in their territory,'' says Jennifer Waterhouse, Staglands' conser- vation officer. But within a few minutes the female flew down and started talking to him and smooching up to him straight away. She seemed to be quite smit- ten with him and followed him around the aviary. Maybe she's into younger males, or maybe he's into cougars -- who knows.'' Keas can live to more than 40 years and, since he hatched in 1995, he is much younger than the two other males -- one in his mid-30s and the other more than 40. The female kea is 32. The keas' previous companion at Totara Springs was more than 40 and died recently. Since keas are highly intelli- gent parrots who crave the stimulation of others, he was sent to Staglands to live out his finer years'' in one of the best walk-through kea aviaries in the country. The regulations for keeping and breeding keas in captivity tightened in the early 1990s and some places are no longer able to replace keas unless their avia- ries are substantially upgraded and meet certain advocacy requirements. This has meant that often keas are isolated once their partner dies, so are then sent to sanctuaries such as Stag- lands, where there are other keas to keep them company, Ms Waterhouse said.
